Justin Bobbitt, mortgage broker

I’m Justin. I work for you, not the lender.

A licensed mortgage broker in Florida, not a bank’s loan officer. I work with first-time buyers, self-employed borrowers and investors, and I explain every step in plain English, on the phone and on TikTok.

National averages of rates locked by lenders on the previous business day, and the 10-year Treasury yield. They are interest rates, not APRs; they could change and may not be available at commitment or closing, and they are not a quote, an offer or a rate from Justin Bobbitt or any lender. Your rate depends on your credit, loan amount, down payment, property and lender. What would my payment be?

A quick estimate of principal and interest. Put in your own numbers, including a rate; the national averages above are a guide, not a quote.

Start your application

An estimate only, not a quote or an offer of credit. It leaves out property taxes, homeowners and flood insurance, HOA and CDD dues, and mortgage insurance, and your rate depends on your credit, loan and lender.

Ready when you are.

Pick where you are. Your application opens on my secure portal, and I take it from there.

  • No impact on your credit until you say so: I ask before any credit check.
  • Your financial details go into the secure portal, never this website.
  • Not ready to apply? Text Justin and ask anything first.

How it works

Five steps from first text to keys.

  1. 01

    Apply

One secure application on my portal. I ask before I pull your credit.

  2. 02

    Pre-approve

I go through your income, assets and credit and give you a letter you can shop with.

  3. 03

    Shop

I compare options from multiple banks, credit unions and specialty lenders, side by side.

  4. 04

    Lock

Under contract and happy with an option, we lock your rate while the loan is finished.

  5. 05

    Close

You sign, the loan funds, the keys are yours. One contact from the first text to closing day.

What you’ll usually need

  • A photo ID
  • Your last 30 days of pay stubs, or 12 to 24 months of bank statements if you are self-employed
  • Your last two years of W-2s or tax returns
  • Your last two months of bank and asset statements
  • Details of any other homes, loans or debts

Already have a quote from your bank?

Text me a photo of it. I will shop it against my lenders and tell you honestly if I can do better. No application, and it does not touch your credit.

Questions

What people ask me first.

What is the difference between a broker and a bank?

A bank can only offer its own loans. As a broker I take your file to multiple banks, credit unions and specialty lenders and bring back the options that fit.

Can I buy a home if I am self-employed?

Often, yes. Bank statement and asset-based loans are built for people whose tax returns do not show what they really earn.

My credit is not perfect. Is it still worth asking?

Yes. Some programs and lenders look past a rough patch. I will tell you where you stand and what would help.

Do I need a big down payment?

Not always. Some loan programs need less, and down payment assistance can help if you qualify. I will show you what applies to you.

Are the rates on this page what I will get?

No. They are national averages, shown so you can see where the market is. Your rate depends on your credit, loan amount, down payment, property and lender.

Will texting you affect my credit?

No. A conversation does not touch your credit. When you apply, I ask your permission before any credit check.
